How do I report a repair?

If you have an Estate Superintendent/Caretaker/Scheme Manager you can report the repair to him/her. At those developments where there isn’t an Estate Superintendent/Caretaker/ Scheme Manager you can call the office on 01603 731699, visit the office or email maintenance@cotman-housing.org.uk.
For emergencies out of office hours please contact Norwich Community Alarm Service (NCAS) on 01603 412180.

What are my repair responsibilities?

As a resident you are responsible for the upkeep of your home, this includes but is not limited to:
• Internal decoration
• Draught exclusion
• Minor plaster repairs/cracked plaster
• Fitting of extra security devices
• Plumbing of washing machine/dishwasher
• Sink/Bath/Basin plugs and chains
• Light bulbs/Fluorescent tubes/Starters
• Bleeding of radiators
• Smoke detector batteries
• Upkeep of private garden
• Adapting doors to accommodate carpets
• Installation of cookers by qualified personnel

How quickly will my repair be done?

Day to day repairs are categorised as follows:

Emergency Within 24 hours and includes but not limited to:

make safe severe water leaks, exposed electrical wiring, insecure doors & windows.

Urgent Within 7 days and includes but not limited to:

Roof leaks
Blocked drainage
Replace w/c pan, cistern and bath if unusable

Routine Within 14-28 days includes but not limited to:

Minor repairs to:
Doors
Windows
Roof coverings
Guttering
Plumbing
